Hakata Riverain is located in central Fukuoka, the capital of Fukuoka Prefecture, in Kyushu, the southern major island of Japan. The city covers approximately 340 km2 and has a population of approximately 1.3 million. The property is located in Hakata Ward, a key commercial area that provides administrative, commercial and transportation functions to the entire region. The property is located one kilometer from Hakata Station and from the Tenjin area, a major business area in Fukuoka. Hakata Riverain encompasses floors B2 through six of one of the three buildings that comprise Hakata Riverain, a master-planned complex that opened in April 1999 and also features Hakataza Theater, Fukuoka Asian Art Museum and the 267-room Hotel Okura (which we do not own or intend to acquire).

Otsuka Kagu, a nationwide retailer and wholesale distributor of furniture, bedding and interior decor, is our core tenant at Hakata Riverain. Its showroom store displays a wide range of interior items selected from both domestic and overseas suppliers. Our other tenants include Louis Vuitton, Bvlgari, and other high-end designer boutiques, as well as an array of restaurants.

In addition, Izutsuya, a department store, occupies space on a basement floor and becomes a core tenant of the property upon their renewal opening in November 2007.
