GRESB

GRESB is an annual benchmarking assessment to measure ESG (Environmental, Social and Governance) integration of real estate companies and funds, as well as the name of organization which runs the assessment. It was founded in 2009 by a group of major European pension funds who played leading roles in launching Principles for Responsible Investment (PRI). The evaluations by the GRESB are the GRESB Real Estate Assessment Results which is a system for valuating real estate of estate companies and the like, and the GRESB Public Disclosure Level was initiated with five levels of public disclosure that disclosed data on the environmental, social, and governance exclusively.

Designated as “Four Stars”

JRF was designated by the GRESB Real Estate rating which is based on GRESB Overall Score and its quintile position relative to global participants as “four stars”(five-star scale) in 2020. JRF also received a “Green Star” designation for the six consecutive years by achieving high performance both in “Management Component” that evaluates policies and organizational structure for ESG promotion, and “Performance Component” that assesses environmental performance and tenant engagement of properties owned. JRF was also rated as “A”, the top rating in the GRESB Public Disclosure Level evaluation scheme for the four consecutive years.

CDP Climate Change Program

CDP (formerly, the Carbon Disclosure Project)  is an international non-profit organization that investigates global warming measures implemented by listed companies. It is funded by institutional investors across the world that manage assets totaling 96 trillion dollars. CDP has attracted attention as a non-governmental initiative that seeks to guarantee the performance of the Paris Agreement, which took effect on November 4, 2016.
 
Since 2003, CDP has sent annual questionnaires to the world’s leading companies, requesting them to disclose information regarding their greenhouse gas emissions and their business risks and opportunities related to climate change. Based on the replies it receives, CDP evaluates the companies’ response to climate change problems, awarding one of nine ranks: A, A-, B, B-, C, C-, D, D-, or F.

JRF is the first J-REIT to participate in the CDP climate change program in 2016 and received a score of “B” from the CDP Climate Change Program for the disclosure of information regarding its climate change activities in 2019.

Regarding real estate performance evaluation, we have obtained VASBEE real estate evaluation certification, DBJ Green Building certification, BELS evaluation, etc.

Listing on ESG Indices

MSCI Japan ESG Select Leaders Index
 
JRF have been listed on the MSCI Japan ESG Select Leaders Index since June 2017.
MSCI, an American stock index provider listed on the New York Stock Exchange, launched a new index called the MSCI Japan ESG Select Leaders Index, taking into account high environmental, social, and governance (ESG) performance. 
The index covers the top 700 equities by market capitalization size, and selects the equities based on ESG top evaluations of them. In addition, the Government Pension Investment Fund (GPIF) announced that it has selected MSCI Japan ESG Select Leaders Index as one of its ESG indices and commenced passive investment tracking the index in July 2017.

Euronext® Reitsmarket GRESB Global Sustainable Index
This is an index created by Reitsmarket, a real estate investment trust research company of Luxembourg, in collaboration with GRESB and Euronext, to invest in the top 30 REITs according to the score prepared by GRESB. The index was set up on June 7, 2018.
More than six REITs have been selected from respective areas in North America, Europe, and Asia Pacific, and JRF accounts for the second-largest composition ratio in the Global sector, as of the establishment of this index
on June 7.

Win the APREA's 2019 Awards for Excellence: Innovative Company of the Year

JRF received the "Innovative Company of the Year" award among the "APREA's 2019 Awards for Excellence" certified by "APREA(Asia Pacific Real Estate Association)," which the non-profit industry organization who represents the real estate industry in the Asia-Pacific region. The Award certifies real estate companies in Asia and the Pacific Rim that have made the best innovations, taking into account their content, costs, industry impacts, customer interests, and other factors. JRF’s effort for its first initiative in the J-REIT to issue green bonds is evaluated.

The IR Award is a system in which the Japan Investor Relations Association (JIRA), the only privately run non-profit organization in Japan actively promoting the diffusion and improvement of the quality of IR activity, awards companies that have achieved outstanding results, for example, companies with a sound understanding of why IR exists, or proactively engage in IR, or companies that are strongly supported by market stakeholders. MCUBS is highly accredited for its JRF IR activity and in 2015 was awarded the JIRA Best IR Award for Encouragement at the 2015 IR Awards.
